Four checks, in order

A project reaches investors only after it passes all four. Projects still being checked are labelled, and can't take commitments.

    Legal

    • Title and survey searched at the land registry
    • Consent, C of O or excision confirmed
    • Developer and landowner agreements reviewed
  2. 2

    Financial

    • Cost plan tested by an independent quantity surveyor
    • Developer's funding and past projects verified
    • Project bank account and payment controls set up
  3. 3

    Technical

    • Drawings and building approvals checked
    • Soil test and structural design reviewed
    • Contractor capacity and schedule assessed
  4. 4

    Commercial

    • Demand and pricing compared with nearby sales
    • Exit route defined: sale, rent or pre-sale
    • Rights of each slot written into the agreement

After the checks

Project accounts
Each project has its own account. Money is released to the developer against verified milestones, not in one sum.
Named professionals
A quantity surveyor and structural engineer who are independent of the developer sign off costs and design.
Progress you can see
Dated site photos and milestone reports at least monthly while a project is under construction.
A full audit trail
Every signature, payment confirmation and status change is recorded with who made it and when.
